Two decades without a refresh had caught up with the en suite. More seriously, water leaks over the years had worked their way through to the floorboards and joists beneath — meaning this was not a cosmetic project but a structural one.

With a limited budget, the decision was clear: replace rather than remodel. Strip it back, fix the damage properly, and rebuild it right. That is what I did — repairing the compromised subfloor, replacing the fittings, and finishing the room in a way that would last another twenty years rather than paper over the existing problems.

It is not the most glamorous project on the site. But getting it right was non-negotiable.
